- How long have you worked as a Property Manager?
Ramona Property Managers was started by Ray E. Harbert in 1960 as a small property management company servicing personal investments and those of a few friends. Jack Dalton came on board as a general partner in 1972 and has been performing duties as a designated office since 1996. Kenneth Ferreira was hired as field supervisor in 2004, obtained his Real Estate Brokers License in 2005 and looks to carry Ramona Property Managers well into the 21st century.

Look for experience in important areas such as maintenance, leasing, collections, marketing, advertising, tenant relations, financial analysis, and knowledge of relevant local and state laws.

Ramona Property Managers, Inc. charges a percentage of the gross monthly income based on the number of individual units Ramona Property Managers, Inc. will manage on your behalf. Basing a management fee on the gross income of a building is a great incentive to fill your vacancies and with quality, long-term tenants. After all, if you're not getting paid, neither should we.
- Will I need a Property Management Agreement?
Regardless of the type of property, a written agreement between the owner of the property and the manager is very important because it outlines expectations and responsibilities for both the owner and the property manager.
- What if a tenant needs evicting?
Even though we will do everything possible to avoid problem tenants, if an eviction is necessary, we can help you deal with the whole process, from serving the required eviction notices, to filing court documents, making court appearances, and working with the local sheriff.

Because bad tenants can't be evicted without notice and an eviction can take months and cost you money, Ramona Property Managers, Inc. checks references, credit history, history of rental payment, and make every effort to avoid potential bad tenants and associated eviction problems and costs.

Yes. While some management services charge a separate fee for renting or showing a property, Ramona Property Managers, Inc. includes this service as part of our fee.
- Will Ramona Property managers, Inc. help me with the financial and administrative details of ownership?
Yes. Generally, property managers will handle the financial operations of the property, ensuring that rent is collected and that mortgages, taxes, insurance premiums, payroll, and maintenance bills are paid on time. Ramona Property Managers, Inc. performs these services at no extra cost. We will supervise the preparation of financial statements and report to the owners on the status of the property, occupancy rates, profit and loss statement, and other matters on a monthly basis.
- Will Ramona Property managers, Inc. help me with maintenance of my investment property?
Yes. Ramona Property Managers will negotiate for janitorial, security, landscaping, trash removal, maintenance, and other services as needed. We will monitor and supervise the performance of service providers and resolve complaints from residents and tenants when services are not properly provided. Ramona Property Managers will also make arrangements with specialists for repairs that cannot be handled by regular property maintenance staff.
