Ramona Property Managers, Inc. manages over 75,000 square feet of commercial

Tenant Relations and Rent Collection
Immediately after we are retained, we will send out letters to tenants introducing ourselves. We then meet with tenants to start developing our relationship as soon as possible. While performing periodic building inspections we regularly visit tenants to see what we can do for them. We find our conversations frequently identify concerns or problems with the structure, management, other tenants, or the neighborhood not easily identified by visual inspections.
Ramona Property Managers, Inc. collects all the rents from your tenants. On the tenth of the month, we review the payment status of all tenants, and send a letter to any tenants that are delinquent. On the 20th of the month, a second letter is sent giving the tenant a deadline to pay. By the end of the month, we will discuss options with you on whether we should use legal means to obtain restitution of the premises, or to encourage payment.
Ramona Property Managers responds to any maintenance or service needs a tenant may have. Calls are routinely followed up within 24 hours, except in emergencies or during a system failure when immediate response is necessary.
Reporting and Financial Performance
Ramona Property Managers provides bookkeeping for your property with experienced staff that correctly accounts for all income and expenses through complete and accurate records. All funds are deposited into a federally insured financial institution trust account.
Our service includes a full range of financial performance benefits for your
property including:
* Detailed reports mailed on the 10th of each month including an operating
statement and rent roll.
* Handling of leasing inquires regarding the property
* Maintenance reviews for repeat patterns and inconsistencies
* Regular periodic inspections of your property
* Annual reviews of third party service contracts such as rubbish, security,
etc.
Maintaining your Property
Maintenance requests are generated through inspections, telephone requests, additional work as a result of previous or current jobs, or a preventive maintenance plan. Maintenance work is reviewed and authorized by the property manager, and assigned to the appropriate vendor. The manager then monitors the invoices for completion, quality, and costs. Any non-emergency work costing more than our pre-determined limit is reviewed with our clients before the work is started.
Ramona Property Managers is on call 24-hours. If an emergency threatening health
or safety were to occur, such as a water pipe break, fire, heating failure, roof
leak, flood or other disaster, Ramona Property Managers provides 24 hour on-call
maintenance for a quick response and execution of repair.
All maintenance work is either by bid for labor and materials, or assigned as
the need arises and of course you may choose to have your own contractor perform
any of the work.
Finding Qualified Tenants
All good property management begins with finding qualified tenants. Finding a quality tenant willing to sign a lease begins with cost, condition, and location. How much are you charging per square foot, what is the condition of the property, and does the location work for the tenants business.
Through regular market surveys and rental market comparisons, our team can
determine whether your property is competitive and make adjustments as
necessary. As soon as we know a space will be available, we will begin the
process of finding a tenant and recommending necessary improvements and
advertising which will attract the right tenant.
Marketing options include use of newspapers advertising, trade magazines,
internet advertising, networking with other brokers or agents, and using the
multiple listing service provided by our local association of Realtors.
